Housing Costs Skyrocket in Lisbon

New data from Pordata, released ahead of the autárquicas elections on October 12, reveals stark contrasts in Portugal's housing market. Lisboa has the highest median price per square meter in bank evaluations at €3,826 in 2024, marking a nearly 23% increase from 2021 when it was €3,113. In contrast, Celorico da Beira in the Guarda district boasts the lowest median price at just €574 per square meter.

Madeira and Santarém See Explosive Growth

The report highlights dramatic surges in property values. Ponta do Sol in Madeira experienced the highest growth rate, with prices jumping 66.4% from €1,118 in 2021 to €1,861 in 2024. Other top performers include Ribeira Brava (Madeira) with a 65.1% increase, Entroncamento (Santarém) at 61.5%, Constância (Santarém) with 61.3%, and Santa Cruz (Madeira) at 59.8%.

Declines and Minimal Increases

Not all areas saw growth; Grândola in Setúbal recorded a 2.5% decrease in median prices, dropping from €2,143 to €2,090 per square meter. Municipalities with the smallest increases include Idanha-a-Nova (0.5%), Vouzela (6.9%), Campo Maior (7.3%), and Velas in the Azores (7.6%).

Additional Housing Insights

  • Amadora has the highest density of housing units per square kilometer at 3,643 homes.
  • Lagoa on São Miguel Island in the Azores led in new construction, adding 238 new homes between 2022 and 2024 as a percentage of existing stock.

This comprehensive data, covering 41 indicators across themes like population, education, employment, and tourism for all 308 Portuguese municipalities, is part of Pordata's initiative to inform voters before the upcoming local elections.
