Avenue Unveils NoLiPa Project in Lisbon

Avenue has announced its largest residential project to date, NoLiPa, located in Campo Grande, Lisbon, with a staggering investment of €275 million. Covering a total area of 63,500 m², this ambitious development will provide 50,000 m² for housing, 3,400 m² for ground-floor retail spaces, and 10,100 m² for other uses. The marketing of the apartments is currently underway through exclusive consultants JLL, Dils, and Remax Collection.

A Modern Urban Neighborhood

CEO Aniceto Viegas describes NoLiPa as a strategic project for both Avenue and the city of Lisbon, emphasizing its commitment to quality of life and harmonious integration of indoor and outdoor spaces. The development will consist of 466 apartments spread across seven buildings, offering a variety of layouts from T0 to T4 with sizes ranging from 43 m² to 185 m². Each apartment will feature an outdoor space, either a balcony or terrace, enhancing the connection to the surrounding green areas.

NoLiPa Project

Architectural Excellence

The architectural design, crafted by Risco, focuses on a contemporary and functional aesthetic, prioritizing high-quality finishes and ample natural light. The buildings are named after local vegetation—Acácia, Plátano, Freixo, Tília, Bétula, Olaia, and Jacarandá—to create a unique identity that harmonizes with the environment.

Green Spaces and Accessibility

Strategically positioned between Campo Grande Garden and Quinta das Conchas and Lilases Park, NoLiPa offers residents easy access to leisure and sports facilities. The project will feature small gardens adorned with large sculptures by artist Rui Matos, fostering community interaction within the neighborhood. The location ensures exceptional accessibility, with direct connections to major city roadways and public transport options, including nearby metro lines and cycling paths.

NoLiPa Development

Commitment to Sustainability

NoLiPa also emphasizes sustainability, featuring photovoltaic panels for energy efficiency in common areas, and all apartments are designed to achieve A energy certification. The project includes private parking with pre-installation for electric vehicle charging and bicycle storage, reinforcing a commitment to sustainable mobility.

A Landmark for Lisbon

This project marks a significant milestone for Avenue, establishing a new benchmark in Lisbon's real estate market. With its scale, quality, and prime location, NoLiPa is poised to become a vibrant urban community that caters to modern living needs while promoting a sustainable future.

NoLiPa Community

Patrícia Barão from Dils Portugal notes, "NoLiPa embodies a new concept of urban living, ideal for those valuing quality of life, with ample green spaces for leisure and community interaction."

Telmo Azevedo from JLL Portugal adds, "NoLiPa represents a unique opportunity in Lisbon's residential market, merging innovation, sustainability, and quality of life into one project."

NoLiPa Landscape

Catarina Leal from RE/MAX Latina emphasizes the project's strategic importance, stating it reinforces their commitment to innovative housing solutions in Lisbon, paving the way for sustainable urban development.
