The Rising Trend of Affordable Housing in Algarve

In 2025, the real estate market is experiencing a significant increase in housing prices due to rising demand and limited supply. Factors like high-interest rates, inflation, and escalating construction costs have made homeownership more challenging. However, a new method of purchasing homes is gaining popularity in the Algarve, offering significant savings.

Prefabricated Wooden Houses: A Solution

Many are turning to prefabricated wooden houses as a quick, affordable, and sustainable option for their new home. According to the marketing manager of MF Casas de Madeira, a company specializing in these homes, they can deliver a 50 square meter house ready for occupancy in approximately 20 days.

Price Points

A T0 apartment (studio) measuring 23 square meters is priced at €27,000, which includes the structure, delivery, assembly, and installation of water, electricity, sewage, and insulation. For a T2 apartment (two bedrooms) of 50 square meters, the cost is around €74,500, although additional expenses such as €7,000 for licensing, VAT, and other factors like design and location must be considered.

Land Considerations

If you're interested in purchasing a prefabricated home, it's important to note that while it's feasible on urban land, it's more complex on rural land. Installation on rural properties depends on the Municipal Master Plan of the local authority.

Growing Popularity in Algarve

The Algarve has become a hotspot for installing prefabricated wooden homes, with demand particularly strong along the coast. As stated by the representative of MF Casas de Madeira, this trend spans from north to south of the country, but the Algarve remains a focal point.
